Property Report Summer 2026

  • Our caretaker, Jerimiah, has left for another job – his skills and efficiency will be missed. Arrangements have been made with Joseph Caguia and Patrick Meenaugh to clean and set up for now while we determine if full time caretaking is needed. We have some volunteer offers to do minor repair maintenance, but more help would be appreciated.

  • Earlier this year we found many of the emergency exit sign lights were only partially working. Repairs were not possible as the units were obsolete, so all exit signs were replaced at a cost of about $6,000 which was not anticipated in our budget.

  • Parking area lights for the area north of the building needed replacement; this area is now well lit.

  • Lighting in the outside sign failed and has been replaced with new LED’s.

  • Work has been done on the controls for both elevators to make these more user friendly and functional. If the elevator is not at the desired level for entry, it can now be brought to that level by following the instructions written on the doors. Please carefully follow these instructions and turn off the key so that the elevator is ready for the next user. Controls are somewhat different than in other commercial building elevators.

  • Temperature in the cooler in the kitchen has been erratic so a control switch was replaced which should be an improvement.

  • Keeping the kitchen area and dishes clean continues to be a concern; we are working on a plan for proper clean up of small numbers of dishes left after small meetings. Users of the kitchen are requested to clean up as best you can.

  • The old paint supply (some dating back 20+ years), has been mostly taken to recycle creating more storage space.

  • A long- standing wrinkle in the sanctuary east aisle carpet has been repaired. When making this repair we found the glue fastening the carpet to the concrete floor is ageing and carpet is coming loose in many areas. This may mean rolling back and re-gluing the entire sanctuary floor carpet in the near future.

  • Some excess furniture in the office area has been taken to ReStore for recycling.

  • Users of the basement rooms have complained about this area being too hot sometimes, so have requested air conditioning. We investigated this addition to the basement ventilation system and were quoted $40,000 for the job. As this is a significant expense we have instead arranged for windows that open to be installed in four basement rooms and to add a window AC unit in one room. We expect this installation to be done in early October and hope this resolves the concern.

  • Some flat roof repairs are being planned for this fall – we are awaiting a quotation for this job. These repairs/replacements should complete replacement of all sections of the church building roof which has been on-going for the past few years.

  • Utility, security, and insurance costs continue to be in line with expectations. However, as the building ages and has increased use, more maintenance is required. Inflationary cost increases make these repairs even more expensive.
